A ductless mini split is the best heating and cooling system for almost every ADU. ADUs are too small to justify ductwork, and there’s rarely attic or floor space to run it. One company wants to tie the ADU into the main house furnace. Another suggests a tiny ducted system inside a closet you didn’t budget for. A third suggests putting in AC window units.


You’re building a long-term rental or a place for your family, and you don’t want it to feel cheap.


The problem isn’t your ADU plans. It’s that traditional ducted HVAC was never designed for a 600 square foot building.

Why ADUs Rarely Support Ducted HVAC Systems

Ducts need somewhere to live. ADUs simply don’t have that space.

Most Southern California ADUs are built with low-slope roofs, minimal attic clearance, and slab foundations. There’s no chase, no crawlspace, no room for trunk lines.

Research from the UC San Diego Center for Housing Policy and Design found that ADU permits in San Diego County more than tripled between 2020 and 2024, rising from 1,150 to 3,991 a year. Completed ADUs jumped from 342 to 1,984.

Los Angeles and Orange County have followed the same curve. Backyard housing units are now a normal part of the SoCal housing picture.

That growth in ADUs means one thing for you: HVAC installers have done this exact job, so you don’t have to accept a guessing game on equipment.

How To Size a Mini Split for Your ADU Square Footage

Sizing is where most ADU HVAC projects go wrong.

The rule of thumb for mild coastal Southern California is roughly 20 to 25 BTU per square foot. A good contractor confirms it with a Manual J load calculation.

Rough starting points look like this:

  • 300 to 500 sq ft studio ADU: 9,000 BTU single-zone system
  • 500 to 800 sq ft one-bedroom ADU: 12,000 BTU single-zone system
  • 800 to 1,200 sq ft two-bedroom ADU: 18,000 to 24,000 BTU, often split across two zones

Adjust upward for west-facing glass, vaulted ceilings, or inland heat in Riverside County. Adjust downward for a well-insulated new build with high-performance windows.

Oversizing is the most expensive mistake. An oversized mini split short-cycles, never dehumidifies properly, and leaves the room clammy.

Single-Zone vs Multi-Zone Mini Splits for ADUs

Single-zone means one outdoor unit paired with one indoor air handler. It’s the right call for open-plan studios and most one-bedroom ADUs.

Multi-zone runs one outdoor condenser to several indoor heads. Each head creates its own comfort zone with its own setpoint.

Choose multi-zone when your ADU has a separated bedroom, a second story, or a room your tenant wants cooler at night. Two zones handle that easily.

Single-zone systems generally cost less, run more efficiently at part load, and are simpler to service. Start there unless your floor plan says otherwise.

Efficiency, SEER2, and Real Operating Costs for ADUs

Modern ductless heat pumps are dramatically more efficient than what your ADU tenant would otherwise plug in.

ENERGY STAR reports that certified mini splits use up to 60% less energy than standard electric radiators. They also avoid more than 4,500 pounds of greenhouse gas emissions over the system’s life.

Look for a SEER2 rating of 16 or higher for cooling, plus an HSPF2 of 8 or better for heating. Premium inverter models reach SEER2 ratings above 20.

One system covers both seasons. A heat pump mini split cools in August and heats in January, so your ADU needs no gas line and no separate furnace.

Title 24, Permits, and California Incentives

California code now leans hard toward heat pumps.

The California Energy Commission confirmed the 2025 Energy Code took effect January 1, 2026 for new buildings and major renovations. The code steers new construction toward heat pumps for space and water heating through its energy budgets.

Since ADUs are new construction, your unit gets a Title 24 compliance report. A ductless heat pump makes that report easy to pass.

Permits are straightforward. Your mini split install is typically pulled as a mechanical permit alongside the ADU building permit, with electrical for the dedicated 208/240V circuit.

On rebates, one thing changed recently. The IRS confirms the federal Energy Efficient Home Improvement Credit applies to property placed in service before December 31, 2025, so it’s no longer available for 2026 installs. Check current utility programs through your local provider instead.

What a Mini Split Costs for an ADU in Orange County

Real numbers help you budget.

A single-zone ductless mini split, professionally installed in a Southern California ADU, typically runs $4,500 to $8,000. Capacity, brand, line-set length, and electrical work drive the range.

Two-zone systems generally run between $9,000 to $14,000 installed. Three or more zones climb from there.
